Cóbano Preserve

“Cóbano Preserve” is a project of mixed real estate to be carried out on continental land on an ocean front property of 360 ha/ 889,5 acres that will be described later, in addition, of the development of a marina to be carried out in an area of ocean coverage. So, it is reasonable to conclude that we have divided the project into six areas that are on land and one area on the ocean where the marina will be done.
The inland real estate development is divided into 5 primary zones (Zones 1 to 5). There is an additional area, which is not outlined in the master plan, adjacent to the main road, that will be developed to support and house workers and others.


Each of the “Zones” in the master plan, contemplates the creation of a specific real estate development for each area by itself and are independent of each other, even if they have relationship in the macro sense. This is done mainly, to achieve a development order in terms of land use and to take advantage of the legislation that regulates, in the first instance the main condominium for what has to do with the macro development (All areas together) and in second instance, through other specific convergent regulations for each other zone regulated internally and independently. The project is developed in a property that is located in a place that, in accordance with the municipal regulatory plan, if desired, it could be developed as any type, anywhere in the property. This lends itself to urban disorder, then, the figure of the condominium law has been used in order to delimit uses, rights, restrictions and other variables for the “Main Condominium” and for each of the individualized subsidiary condominiums.

In addition to the above reason, in doing so, areas are ordered to share certain works of basic infrastructure for their operation, for example, delimitation and regulation of access between areas, drinking water intake and distribution, rainwater drainage to effluent, the entrances and exits of the development, the common areas of entertainment (e.g. beach clubs, promenades), among others.


As detailed in the introduction, each area is planned to be subdivided mainly taking into account the natural characteristics of each of them, scenic beauty, architecturally desired use, the façade to public streets, etc. Once the subsidiary plots are created, each of them will be developed as conceptualized, resulting in the real estate complex “Cóbano Preserve”.
